The Horseman's Ranch concept of “Organized County” simply means that we create an environment by starting with approximately 500 acres in a rural setting and develop a master plan and vision of a community that meets the primary objectives of our customers;
- Neighbors with similar recreational interests
- Enough space for privacy
- Paved roads
- Within an hour’s driving distance to top notch healthcare, restaurants,
theatres, etc.
- "Big City" conveniences such as high-speed internet
- A clean look that is pleasing to the eye
- A sense of security with an electronic gate and friendly neighbors keeping a watchful eye
- A well maintained central arena and interconnected riding trails
- A "common" place to meet neighbors when one feels like socializing
- A flexible and enforced set of deed restrictions, overseen by a professional organization
- A place where their real estate investment will grow and can be readily liquidated in case of unforeseen circumstances
Conversely, “Unorganized Country” would be equivalent to buying acreage in the country, living on your own, and not knowing whether or not a trailer park, waste disposal, or some other unsightly structure ended up next door. Furthermore, one would be concerned about their property when they left on vacation or trips. This might work perfectly for those who grow up like this, but our market is principally made up of families that have spent their middle years in either a city or suburban environment or those families that have owned a large ranch and are downsizing to less acreage.
